5 Top Tips for Landlords

My Handyman has a team of tradesmen who will work quickly on all rental property issues.  As a Landlord, keeping a property in good shape for renting is really important.  With regular maintenance, you will prevent complaints from tenants resulting in a possible reduction in rent or expensive emergency callouts.  Also, you can ensure that you are meeting your legal obligations and duties to your tenants.

These regulations are being tightened now so here are some things we can help you with:

1) Annual Gas Safety Check or CP12.

Every year you have to have the gas appliances in the property checked to ensure that they are safe.   This is a legal requirement.   Take a look a this link to Gas Safe for more information.  We use My Plumber Gas Safe engineers to carry out this work for you.  Note that from October 2015, Landlords need to have a smoke alarm and carbon monoxide alarm.   We also recommend that a boiler service is carried out at the same time and to help we offer a Landlord Package at £160+VAT for the two services.  Getting the boiler serviced would ensure that there are no obvious problems with the boiler preventing possible expensive call outs later in the year.  The pricing is reasonable with My Handyman and we will manage the appointments with the tenants so that you don’t need to waste time trying to coordinate appointment times.

2) Electrical Certificates

Every 5 years, landlords need to get electrical certificates to check that the electrics in the rental property are safe.   Further information can be found on RLA website.  We use My Electrician London electricians to carry this out for you quickly and efficiently.

3) Close Call

Tenants like to be able to get problems sorted quickly or they might withhold rent or worse leave.  My Handyman can agree to a budget with you and deal with all problems up to that budget with your authorisation.  This means that your valuable time is not taken up sorting out irritating little issues.  We can also report back on the condition of the property if you would like to know that it is being taken care of.  The types of things we do can be agreed in advance:  eg. plumbing, gas, maintenance, etc.

4)  Maximise rental income

Between tenancies, call My Handyman for a quick spruce up of the paintwork, to fix any broken shelves or cupboards, change or repair locks or deal with any other maintenance issue.  This is a great time to get things sorted out before you get the new tenants in enabling you to maximise your rental income.  We offer packages for landlords.  At the moment, we have a 2-hour tidy up package for landlords at £140+VAT.

5)  Bathroom antics

check the grout and silicone in the bathroom or shower. This can be replaced and cleaned up relatively easily.  You can also make sure that the fan is working properly and that there is no damp that needs to be dealt with.  While we are there, we can check for any leaking ball valves or flush mechanisms that are not working.
